Property in the Tricity

The Tricity is Chandigarh, a Union Territory, plus Mohali in Punjab and Panchkula in Haryana. In property terms it now also includes the towns that grew around them: Kharar, Zirakpur, Dera Bassi and New Chandigarh. One drive can cross three governments, so the regulator, the development authority and the paperwork change with the address. This guide compares the six areas we cover and explains what to check wherever you buy.

Which Tricity area suits you

Lowest entry price and more space

Start with Kharar and Zirakpur, then compare commute times at peak hours.

Established, planned sectors

Chandigarh, Panchkula's HSVP sectors and Mohali's original phases are the most built-out.

New plots and townships

New Chandigarh's Eco City and Mohali's Aerocity and IT City are where most new GMADA supply is.

Work near the airport or Mohali's IT belt

Mohali's Airport Road and Zirakpur's PR-7 side are closest; Kharar is a short drive west.

Before you buy anywhere in the Tricity

  1. Match the RERA registration number on the brochure with the regulator's website, and read the project's latest quarterly update.
  2. Ask for the approved layout or building plan and the licence or change-of-land-use approval for the colony.
  3. Check the title and any loan or encumbrance on the land before paying a booking amount.
  4. Compare the price with the collector rate, which decides your stamp duty.
  5. For a ready flat, ask for the completion or occupation certificate; for an under-construction one, the possession date registered with RERA.

Property in the Tricity: questions buyers ask

What is the Chandigarh Tricity?

Chandigarh (a Union Territory), Mohali (Punjab) and Panchkula (Haryana), three planned cities that have grown into one urban area. The wider property market also includes Kharar, Zirakpur, Dera Bassi and New Chandigarh.

Which RERA should I check for a Tricity project?

Punjab RERA for Chandigarh, Mohali, Kharar, Kurali, New Chandigarh, Zirakpur and Dera Bassi; Haryana RERA (Panchkula) for Panchkula, Pinjore and Kalka. The project's address decides which one, not how it is marketed.

Are Kharar, Zirakpur and New Chandigarh part of the Tricity?

Not officially, but they are part of the same property market. All three are in Punjab's SAS Nagar (Mohali) district and inside GMADA's Greater Mohali Region.

How do I check if a Tricity project is RERA-registered?

Ask for the registration number, then search it on rera.punjab.gov.in or haryanarera.gov.in. Check that the promoter, address and possession date match the brochure, and read the latest quarterly update.
