Property in Mohali

Property in Mohali (officially Sahibzada Ajit Singh Nagar, or SAS Nagar) spans the original phases next to Chandigarh and the newer Sectors 66 to 82, Aerocity and IT City towards the airport. Mohali is in Punjab, so projects register with Punjab RERA, and GMADA plans the region and runs its own sectors and schemes. Our Mohali desk covers builder interviews, GMADA updates and ground reports from Aerocity, IT City and Airport Road.

Buying property in Mohali: what to know

Where Mohali sits

Mohali borders Chandigarh to the south-west and is the headquarters of SAS Nagar district, which also contains Kharar, Zirakpur, Dera Bassi and New Chandigarh. The international airport is on its southern side, and Airport Road (PR-7) links it to Zirakpur.

The older phases next to Chandigarh are largely built out. Most new projects are in the higher-numbered sectors and the GMADA townships along Airport Road.

What you can buy in Mohali

Mohali has the widest mix in the Tricity: GMADA plots that change hands through transfer, private group-housing towers, builder floors and commercial sites along the main roads.

  • Resale houses and floors in the original phases
  • Flats in private group-housing projects in the newer sectors
  • Plots in GMADA schemes such as Aerocity and IT City (resale through transfer)
  • Commercial and office space along Airport Road and in sector markets

Before you buy in Mohali: a checklist

  1. For a GMADA plot, confirm the allotment and transfer status with GMADA before you pay.
  2. Ask the seller for proof that property tax is paid up to date.
  3. Match the RERA registration number on the brochure with the regulator's website, and read the project's latest quarterly update.
  4. Ask for the approved layout or building plan and the licence or change-of-land-use approval for the colony.
  5. Check the title and any loan or encumbrance on the land before paying a booking amount.
  6. Compare the price with the collector rate, which decides your stamp duty.
  7. For a ready flat, ask for the completion or occupation certificate; for an under-construction one, the possession date registered with RERA.

Property in Mohali: questions buyers ask

Is Mohali part of Chandigarh?

No. Mohali is a separate city in Punjab and the headquarters of SAS Nagar district. It borders Chandigarh and is one of the three Tricity cities, but property there follows Punjab's rules, Punjab RERA and GMADA.

Which RERA covers property in Mohali?

Punjab RERA. Every real estate project in Mohali that needs registration should show a Punjab RERA number, which you can search on rera.punjab.gov.in along with the project's quarterly updates.

What is GMADA?

The Greater Mohali Area Development Authority. It plans the Greater Mohali Region, including Kharar, Zirakpur and New Chandigarh, and develops its own sectors and schemes such as Aerocity and IT City. Allotments and transfers of its plots go through GMADA.

Aerocity or IT City: how do you choose?

Compare the specific plot or project rather than the name: the approved layout, how complete roads and services are in that pocket, the distance to your work, and the transfer status of the plot. Our Mohali desk reports on both from the ground.

Mohali or Kharar: which is better for a first home?

Kharar usually costs less and has more private colonies; Mohali's sectors are more established and planned. Decide on budget and commute, then check the project's RERA registration and approvals in either place.

What is the property rate in Mohali?

Rates in Mohali vary widely by locality, project and floor. Compare RERA-registered projects and the district collector rate, and watch our Mohali desk for sourced figures.
